This past month we just sold a short sale in Ashburn Virgina, the lender was Wells Fargo Home Mortgage.  This was an interesting one because the first trust (also Wells Fargo) was getting a full pay off, so only the second was being shorted.  The short sale took about three months to get approved and closed.  The owners owed about 100k over what the home was worth.

Chase Short Sale Approved and SOLD in Aldie, Virginia

On Friday we closed on a Chase Short Sale in Aldie, Virginia and were able to get the deficiency fully waved as well as get our clients a 3,000 dollar relocation fee. This was our fasted approval since we have started doing short sales.  We got it approved in 30 days from start to finish.  The largest hiccup was the first buyer on the property could not get financing, so we had to put the house back on the market.  We were able to get a new buyer, new approval within a week, and we closed on Friday.  Chase was the only lender on the home, and the negotiator that was assigned to this file was great to work with.  Here is the break out of how much was owed versus the approval:

Bank of America and Chase Short Sale APPROVED in Chantilly Virginia - Debbie and Sarah Reynolds

We were very pleased to receive the approval letter from a short sale we have been working on for quite some time in the South Riding community in Chantilly Virginia, there were two loans, the first is Bank of America and the second is with Chase.  This has been a very difficuly situation with Bank of America AND Chase, and we were so excited to be able to share the great news with our client today.

Happy Spring to all of the wonderful homeowners of the 20105 zip code!  The spring market is in FULL FORCE in our community!  We are seeing homes go under contract pretty quickly.  We are seeing more competition with builders on our resale listings, because of the new Stratshire Crossing Community.   

In March we had 14 homes sell, which is great news, BUT we have even better news!  Out of the 14 homes, 10 of them were “regular sales” (i.e. not short sales or Foreclosures).  Typically in our area the distressed properties out weigh the non- distressed properties.  This is very exciting that we are starting to see this crucial turn in our local real estate market.

Aldie Virginia Real Estate Market Recap for January 2011

There were 9 homes that sold in Aldie Virginia this past month (January 2011), which is slightly lower than this time last year.  Eleven homes sold in Aldie in January 2010.  Out of the nine sales from this past month, six of them were distressed properties.  The good news is that five of the distressed sales were short sales instead of foreclosures. Short sales are much better for the real estate market, than foreclosures.  

The main reason for this is that typically during a short sale, the homeowner lives in the property and keeps the maintenance up, which helps the overall look of a community. Foreclosures are abandoned properties, which really hurt the curb appeal of an area. It is better for EVERYONE to encourage those that are going through a hardship to look at the option of a short sale versus giving up and abandoning their home.  If you know someone that is going through a difficult situation please have them call us, we can help review their options and see what we can do!

Wells Fargo Foreclosure STOPPED in Stone Ridge (Aldie), VA

Sarah Reynolds, The Reynolds Team Certified Distressed Property Expert was able to get a foreclosure stopped by Wells Fargo today.  This was GREAT news for the homeowners, and we have been so happy to help them through this part of the short sale process.  The homeowner came to us two weeks ago and we immediately put their home on the market, given the volatility of their situation.  Most banks will not stop a foreclosure unless there is a contract on the home.  A few days after the home was on the market we received an offer.  The homeowners priced the home correctly, did an awesome with staging, and made sure the home was available for showings.
