Tour of Homes

 

 You Can View Several Homes In One Afternoon!

 

The Tour of Homes is a quick and easy way to preview several homes in a couple of hours without any pressure or hassle.

 

The Tour of Homes is a great way to get an overview of what homes and features are available in your price range.

 

Here's how it works: Each Saturday or Sunday, we conduct one or two tours of 4-10 homes each. The tours run between 1:00 and 3:00 pm, and you can meet us at any home on either tour. Feel free to drive by the homes before their scheduled tour times, but once the tour starts, don't be late for the one(s) you want to preview. There will be lots of other buyers on the tour, and show times are exact.

 

Our Tour is Very Different Than a Traditional Open House

 

Traditional open houses are sometimes uncomfortable for both buyers and sellers because you've often got a hovering agent watching your every move. Most importantly, they're NOT very effective at selling homes either. In fact, according to industry statistics, less than 1% of homes are sold as a result of a traditional open house. That's why we don't do them.

 

In contrast, our well-organized and efficient Tours are much more convenient and productive for both buyers and sellers. We found that most buyers can determine within a very short time-frame whether or not they're interested in a home they've previewed.

 

If you see a home on the tour that you're interested in, a second private showing can easily be scheduled for you (often later in the same day). Our first Tour of Homes will be held Sunday, February 19 from 1-3pm! See you this Sunday! The schedule for February 19 is as follows:

 The 20105 zip code is one of the fastest growing zip codes in Northern Virginia. We are so excited about the possibilities for growth in this area!

 

 

                 Inventory levels have increased in the 20105 zip code in this last quarter.  We currently have 121 homes for sale, which is the highest we have had all year.  We have 44 homes that are under contract.  With  inventory levels that high, we would really like to see more homes under contract.  We have also had a slow down in showings on active listings, which is a little bit discouraging.  This is the first time this year that things have slowed down to this level.  Staging and price are now more important than ever to compete in today’s market!  The good news is that buyers have a good amount of homes to choose from; there are some great homes on the market right now! March 2011 Aldie and Stone Ridge Home Sales Report - Aldie and Stone Ridge Real Estate

Happy Spring to all of the wonderful homeowners of the 20105 zip code!  The spring market is in FULL FORCE in our community!  We are seeing homes go under contract pretty quickly.  We are seeing more competition with builders on our resale listings, because of the new Stratshire Crossing Community.   

In March we had 14 homes sell, which is great news, BUT we have even better news!  Out of the 14 homes, 10 of them were “regular sales” (i.e. not short sales or Foreclosures).  Typically in our area the distressed properties out weigh the non- distressed properties.  This is very exciting that we are starting to see this crucial turn in our local real estate market. 

If you have an “adjustable rate mortgage” and have tried to refinance but it has not worked in the past, we would suggest calling your lender again.  Because we are seeing prices increase slightly, you might be able to refinance now.   OR if you looked into selling your home previously and could not, this might be a good time to look at this option again as well.  Give us a call at 703-297-4251 to discuss either of these options and we would be happy to give you guidance.

Aldie Virginia Real Estate Market Recap for January 2011

There were 9 homes that sold in Aldie Virginia this past month (January 2011), which is slightly lower than this time last year.  Eleven homes sold in Aldie in January 2010.  Out of the nine sales from this past month, six of them were distressed properties.  The good news is that five of the distressed sales were short sales instead of foreclosures. Short sales are much better for the real estate market, than foreclosures.  

The main reason for this is that typically during a short sale, the homeowner lives in the property and keeps the maintenance up, which helps the overall look of a community. Foreclosures are abandoned properties, which really hurt the curb appeal of an area. It is better for EVERYONE to encourage those that are going through a hardship to look at the option of a short sale versus giving up and abandoning their home.  If you know someone that is going through a difficult situation please have them call us, we can help review their options and see what we can do!
